Personally, I order my free annual credit report every year. However at least once or twice per year, I pay for a credit report as well. You may or may not, need to do that. Why do I do that? I do it because I am aggresively paying off debt and need to check it frequently to monitor it. But, also I do it because I had a situation happen last June. I had checked my credit, which I hadn’t done in about 7 months. It turns out my credit report got merged with someone else’s!!! Apparantly, her social security number and mine, were very similar! I must say it was a BEAR to remove the wrong informaton. It took about 4 months, a lot of phone calls, letters,etc, but I got it cleared off!

What is a Mortgage Loan Closer?
The “OFFICIAL DESCRIPTION” is below.
Schedules loan closing and compiles and types closing documents: Reviews approved mortgage loan to determine conditions that must be met prior to closing, such as purchase of private mortgage insurance. Calls borrower, real estate broker, and title company to request specified documents, such as receipt for payment of outstanding tax bill. Verifies accuracy and consistency of specifications on documents, such as title abstract and insurance forms. Calls borrower, broker, and other specified individuals to arrange time and date for closing. Answers questions regarding closing requirements. Enters numbers and calculates loan interest and principal payment, and closing costs, using computer or factor table and calculator. Types closing documents. Assembles documents for delivery to title company, real estate broker, or lending officer for closing. Records loan information in log and on government reporting forms, using computer. May compile closed loan forms for delivery to marketing department for sale to investors.

I do all those things, as well as other things for loan officers and for the loan processor. Thats what happens when you work for a small company. ![]()

I have seen so much while employed in this line of work. I see good loans, bad loans, wise loans and others… I see borrowers and how some people use up all their savings and even their small checking accounts just to get in that house. I feel bad for some people. They really want a home so bad, and I understand that. But sometimes its better to wait until your financial situation is better.
On almost a daily basis I receive certified letters in the mail regarding a home being foreclosed. I sometimes wonder if just maybe a borrower waited a little bit longer, until they really could afford the house before getting wrapped in a loan.
Some borrorwers go from no rent (living at home with parents) to have a $1500 or more monthly payment. That is a huge payment shock. There are people who live paycheck to paycheck with very little savings and then get a loan. I feel bad. I just wonder if they will make it in the long run.

I have some advice for you that I hope will help you achieve that dream.
- Get a copy of your credit report. Monitor it frequently!!!!! Always be on time with your payments. Please know that every late payment (over 30day or more) leaves a mark on your credit report and will remain for 7 years!!!!! If for some unforeeable circumstances causes you to be late, be prepared that when you are trying to get financing for a home, you will be most likely required to write explanations for Each and Every Late payment!
- Know Your Credit Score! Do everything in your power to get the highest score possible. It will help you obtain a Low rate! Just a FYI: Most investors require a Credit Score of 660 to be approved. So, please aim at least that or higher.
- Renters— If you have an apartment. For two years preceedings your loan applications you will need to save every copy of your check that you paid for rent. If you paid with Cash or Money Order, get a receipt EVERY TIME. You need to show proof of payment. If you just rent a room in a house, try to get a receipt. If you cannot get that each time. Then, make sure you withdrawl the same amount of money every month, so you can prove that was for rent and the amount is consistant every month.
- Before you apply for a loan, make sure your drivers license address matches your home address! You wouldn’t believe how many people use their parents address, old address… But, it really can complicate things. Make the process easier, and Change the address and keep it current!
- Save Your Money! Start savings as soon as you can for your down payment and Closing Costs. It costs more than you think. You will want to put down as much as you can! If you wanting a FHA loan, you will need a downpayment of at least 3.5%.
- Please educate yourself on the process. It will help you so much when you are finally ready to start the process.
